About our plans for CCS
Shearer Property Regen Limited (SPRL) are continuing to progress with proposal to bring forward the regeneration of Coventry City Centre South.
In November 2020 SPRL submitted a hybrid planning application (part detailed, part outline) for CCS which established the principles for new commercial floorspace, up to 1,300 homes and public open space within the quarter of the city centre. The application was approved in January 2021.
In November 2022, following consultation with local groups, business and the community a minor material amendment application was submitted to deliver up 1,500 homes, changes to the footprint and height of the blocks and a reduction in commercial floorspace. These reflect changes to shopping habits following Covid-19 and a new commitment to deliver 20% affordable homes. The application was approved by the Council in January 2023.
Since then, we have been working with award-winning architects Allies & Morrison and the project team to develop designs for a greener and more appealing quarter of the city centre, celebrating its history through design and public art, while creating a retail destination fit for the future with a residential community at its heart.
The detailed design of new buildings across the first Phase of the development for c.1000 homes which will be submitted towards the end of 2023. The delay to this is because on 24th July the government mandated that all buildings over 18 metre in height should have two stair cores following a review of building regulations and fire safety. This threshold was previously set at 30 metres.
In the interim, in October 2023 a new minor material amendment application has been submitted to Coventry City Council to increase the total number of homes to up to 1,575 and increase the heights of some of the blocks. Full details are available on the Coventry City Council website.
SPRL continue to work closely with Coventry City Council and the West Midlands Combined Authority to bring forward this exciting regeneration of the city centre. Subject to approval of the detailed design for Phase 1, demolition and construction is due to commence in Spring / Summer 2024.
